That is the exact contradiction sitting inside Snell Isle's own numbers right now. In January 2026, the median sale price on the island came in at $1.5 million, a 64.6% increase over the same month a year earlier. In that same data pull, the average home took 97 days to sell, up from 35 days the January before. Twenty-three homes closed in January 2026, down from 28 the year prior. Sales fell. Days on market nearly tripled. And the median price shot up by nearly two-thirds.

Both numbers are real. Neither one means what it looks like it means on its own.

The Median Is Not a Thermometer

A median sale price tells you the middle value of whatever sold in a given stretch of time. It does not tell you that homes got 65% more valuable. It tells you that the homes which happened to close were, as a group, worth 65% more than the homes that closed the year before. Roughly three years later, in August 2025, another waterfront Snell Isle home sold for $8.8 million, a sale that Hoodline's coverage described as underlining continued demand for the island's trophy properties.

And this spring, a different kind of record-chaser entered the picture. In April 2026, "Brightleaf," a 1925 Mediterranean Revival estate at 416 Brightwaters Blvd NE, listed for $12.5 million. Originally designed by the architectural firm Kiehnel & Elliott and built for attorney and Florida land boom developer Robert J. Mefford, the home spent four years under a rebuild that replaced its mechanical, electrical and plumbing systems, added impact-rated windows and a new roof, and installed a resort-style pool, all while keeping its 1920s architectural bones intact. Creative Loafing Tampa Bay traced the home's ownership history back through the Mefford family, and GlobeNewswire reported the listing through Robyn Gunn of Premier Sotheby's International Realty.

None of these three sales is typical. That's the point. On an island where roughly two dozen homes close in a given month, transactions like these don't get averaged away. They get counted at full weight, right alongside a modest two-bedroom condo, and the median has no way of telling you which kind of sale you're looking at.

What the Ordinary Sale Actually Looks Like

The Two-Tier Market Underneath the Headline

The more reliable comparison points are price per square foot within your specific tier, actual days on market for homes similar to yours in size and condition, and how many trophy-level sales occurred in the comparison window you're using.

If you're preparing to sell, the lesson cuts the other way. A rising median doesn't guarantee your listing benefits from it. If your home sits in the tier that's been sitting, at 100-plus days rather than 35, pricing strategy and presentation matter more now than they did when the market moved faster in both directions.
